The Physical Plant Mission

The mission of the Physical Plant Department is to assist in creating and maintaining a safe, attractive physical environment that enhances and promotes the vital process of higher education and research. This goal is not static, but is ever changing and evolving. The condition of the facilities and grounds of the campus directly affects the atmosphere of individual growth and discovery that is at the heart of NorthWest Arkansas Community College’s educational endeavor. The extent to which we positively affect this endeavor is the extent to which we succeed at our mission.

The Physical Plant Department is committed to providing the quality services and planning necessary to support NWACC in its educational mission.  The intention is to provide ongoing systematic prevention maintenance of all physical facilities as well as routine inspection, adjustment and upgrading of all control systems to ensure a safe, comfortable, aesthetically pleasing environment for the entire College. These programs are critical to providing a cost-effective operation. Appearance of the campus and its facilities is a primary concern of the Physical Plant staff. It is understood that perceptions of first time visitors are important and every effort is made to present a clean, well-kept, well-landscaped campus, as well as clean and well-maintained facilities.

Listed below are maintenance tasks that are typically performed by the Physical Plant.  This list is not all inclusive and is provided as an example of the services typically provided.

Maintenance tasks

HVAC

  • Hot water heating systems, pneumatic and electronic environmental controls, pump and air compressor maintenance
  • Air conditioning chilled water and refrigeration equipment maintenance

Paint

  • Interior and exterior building painting
  • Signs and banners
  • Refinishing
  • Drywall patching
  • Sheetrock repair

Carpentry

  • Replace ceiling tiles
  • Replace floor tiles
  • Replace missing wallbase
  • Hang bulletin boards, pictures, plaques, clocks
  • Lubricate hinges
  • Repair broken furniture, i.e., chairs, desks, tables, shelving units, podiums
  • Install cabinet locks
  • Replace window latches
  • Replace batteries in handicapped doors and check electrical power
  • Install kick plates, floor bumpers, wall bumpers, door bumpers, door hinges
  • Adjust door closures
  • Repair small appliances

Plumbing

  • Repair or replace faucets, seats, washers, p-traps
  • Repair or replace urinal flush valves, diaphragms, handle kits, vacuum breakers, gaskets
  • Repair or replace toilets, flush valves, diaphragms, stems, relief valves, vacuum breakers, handle kits,gaskets
  • Unplug waste lines, sinks, lavatories, toilets
  • Unplug and adjust drinking fountains
  • Unplug drain lines
  • Water leaks
  • Faucet, sink, shower and toilet repairs
  • Steam leaks and problems

Electrical

  • Replace receptacles
  • Reset breakers
  • Replace on/off light switches
  • Replace interior lamps
  • Replace Ballasts
  • Electrical maintenance and repair of panels and transformer.
  • Fire and security alarm maintenance
  • Support for campus events, setup and takedown
  • Maintains the streetlamps on College owned and leased facilities

Room Number Signs

  • Room number and nameplates are provided and maintained by Physical Facilities

Lighting

All fluorescent and regular light bulb replacements are performed by the maintenance division. This includes ballasts

Special Events / Performances

  • Setup electrical and AC, tents, speaking platforms, sound systems, etc.
  • Parking, loading and unloading special props and accessories

Elevators

  • Maintain cleanliness and lighting
  • Following with state and local inspectors
  • Routine maintenance and any emergency repairs

Fire Extinguishers

  • Responsible for furnishing, maintaining, inspecting, and replacing all fire extinguishers throughout all campuses

Locks and doors

  • Locks installed and repaired
  • Making of and inventory of keys
  • Door hardware installed and repaired
  • Approves, maintains and repairs all access control systems
  • Maintains all requests for keys
  • Lock changes are reviewed, approved and implemented
  • Responsible for implementation of the policies and procedures

Climate Control & Energy Management

  • Heating, ventilation, air conditioning from a central location by Energy Systems
  • Energy conservation ever ongoing

Building Services

  • Routine, emergency and event cleaning.
  • Carpet cleaning
  • Floor cleaning, stripping and waxing
  • Support for campus events
  • Provide the repair, maintenance, handling and moving of all chairs, tables, desks, sofas and other pieces that go into a building and for College events

Vehicle Reservations

  • Maintain reservations calendar for cars, small and large vans for College sponsored travel
  • Monitor gasoline credit card use
  • Provide clean and maintained vehicles for travel

Plans, Maps & Archives

  • Maintain building plans and campus maps

Utilities

  • Responsible for all the utilities on Campus owned and leased facilities with electricity, heating, air conditioning, water, sewage and cable

Paint

  • The maintenance crews handle interior and exterior building painting
  • Signs and banners
  • Refinishing

Sheet Metal

  • Metal fabrication, welding, roofing and gutter maintenance

Reports

  • Facilities Audit Program (FAP)
  • MV3 - Quarterly Vehicle Report   
  • MV2 – Individual State Vehicle Report

Inspections

  • Boiler, water fountains, cooling tower and backflow inspections
  • IT cold room fire suppressant, chemical fire equipment and kitchen fire suppressant
  • Fire exit, classroom lighting, parking lot lights
  • Elevator
  • Roof
  • Restroom deodorants

Electrical

  • Replace receptacles
  • Reset breakers
  • Replace on/off light switches
  • Replace interior lamps
  • Replace Ballasts

Climate Control & Energy Management

  • Heating, ventilation, air conditioning.
  • Energy conservation.
  • Security alarm scheduling.

Safety and Hazardous Materials

  • Maintain code compliance

Recycling

  • White paper, magazines

Grounds

  • Lawn, grounds and fields care
  • Sidewalk and parking lot maintenance
  • Snow removal
  • Moving services
  • Support services for campus events
  • Landscape gardening. tree, shrub and flower planting
  • Irrigation control and repairs
  • Maintain mowers and weed eaters
  • Maintain tractors and all related equipment

Custodial

  • Provide clean, safe, and sanitary services for all academic buildings and office areas
  • Provide clean, safe, and sanitary services for restrooms
  • Stock restrooms and labs

Preventive Maintenance

  • Lubricates, checks, and changes filters and v-belts on air handlers located in the campus buildings
  • Emergency generators
  • Provides ongoing systematic prevention maintenance of all College facilities as well as routine inspection, adjustment and upgrading of all control systems

Monitor inspections and service from outside sources

Registration and Tags for all vehicles

Purchasing of all supplies and project repairs

Inventory/Supplies for custodial

Special/Required training/licenses

Provide AND INSTALL holiday Decorations for Main Campus
